Why U.S. Malls Are Disappearing

Shopping malls in the U.S. were already in decline before the Covid-19 pandemic as consumers shifted away from traditional brick-and-mortar stores to e-commerce. The outbreak has only exacerbated the challenges at malls as social distancing has placed restrictions on stores, movie theaters and restaurants. So what will become of malls in America after the pandemic ends?
Shopping malls across the U.S. have been reeling as restaurant and retail tenants struggle to keep their doors open.
Data compiled by Coresight Research shows about a quarter of U.S. malls could close over the next three to five years, accelerating a trend that began before the pandemic.
Simon Property Group - the nation's biggest mall owner - said earlier this month that its fourth-quarter revenue dropped by 24% on a year-over-year basis to $1.1 billion.
However, some analysts think Simon - with its portfolio of A-rated malls and a healthy balance sheet - will benefit as distressed malls operated by its rivals close their doors. The company is also expected to see gains from new additions like hotels and luxury residences.
"Unfortunately there are a lot of centers that don't fit that high profile and that have lost their competitive edge," said Piper Sandler analyst Alexander Goldfarb. "The thing about Simon is they've been really focused on maintaining it, and that's both been through a combination of culling the lower productive centers as well as making sure that they keep investing in their top centers."
Simon Property Group CEO David Simon said the company is also getting a lift from increasing traffic at some of its locations and from tenants paying their rent on time.

  • A decade ago the 'green' urban planning community saw the demise of the mall, unless they changed. They did not. What would help save a number of malls would be to convert a lot of their parking area to tower residential. This would help not only the mall, but also with housing issues. Will it happen now?   • the mall here where i am at, is not coming back. sears left, an outdoor store moved in. Been that store twice now (BC), no one really helpful, from what i can see only 4 others in there (both times). Oh, and even with being a type of outdoor/camping/etc, they did not have what i needed. It will not last long. Too many other dead stores in there. They have to all be up and going for all to profit. More stores open, more foot traffic.

  • Online shopping has really made more people more unsociable. Going out shopping is socializing, What kind of society will we eventually become. Stay at home, play our computer games dial up food to eat, shop online.... Perhaps a good side would be that the malls that stay open may have all of the shoppers that went to the closed malls. Online shopping is so crazy, you can never try anything on or even see the product properly and most people don't bother to send it back for a refund or exchange, making all of these large online stores billionaires. If the large online stores cause shops in malls to close then our choices of products may be less, where are most of these products made.....Sorry times in the world today.

  • I've seen reports of quite a few malls being changed into what are essentially indoor marketplaces; there are quite a few that now primarily serve Hispanic people. I'd love to go to one and see what it's like. Not, mind you, that I speak a lick of Spanish, but then, most of the people going to- and working in- these repurposed malls, speak English, as well.

In the L.A. area the government subsidized hotel owners to allow free room and board to the homeless population so as to get them off the streets and make cities safer as they fester here in droves. After 6 months into the program, only 18% of the rooms set aside for homeless were occupied. Homeless people are rotting in the street because that is how they like to live their lives where they don't have to follow any rules and can shoot up anytime they want.

  • Here are a few reasons, one COVID. Two, young people don't have the disposable money like previous generations. Three, online shopping. And four, mall aren't the fun places to meet your friends as a teen or younger person. Arcades don't exist, music shops don't exist, I only really need to go to the mall for clothes so I can try them on, and most teenagers don't meet up with friends at the mall like previous generations.

You must push in a new design for freeways that would include a new mall built directly over the freeway that it passes through a super complex that will allow for easy parking in and out along with a ton of other features. The biggest problem with the mall is it's locations. If they're all moved to be integrated with our freeway systems directly multi-layered maybe five or six stories up and down.   • Malls are part of a big part of Florida’s tourism. Many tourist from Latin America enjoy shopping at the stores they don’t have in their countries. They also buy in bulk to sell on their side or give to their families. I think some stores should stay open to “try on” the clothes and sell some product in the stores.

  • I wish they would turn them into mixed use residential quarters. That way, the demand for shopping that you can walk to goes up. I would be thrilled to live in a condo or apartment rental with the advantage of having all kinds of in-house services. I don't know why it hasn't happened after all these years. Specialty stores would definitely do well, b/c people can physically see and appreciate goods in a way you just cannot online. I have become accustomed to online ordering, but I don't have a car and my community doesn't have up level shopping option.
